Terms & Conditions

1. Services

SirisBuilds provides carpentry, construction, remodeling, and related contracting services. All work is defined in a written estimate, invoice, proposal, or signed service agreement.

Only the work specifically listed in writing is included in the agreed scope.

2. Estimates & Pricing

All estimates are non-binding until confirmed in writing.

Final pricing may change due to:

• Site conditions
• Material or labor changes
• Client-requested modifications
• Unforeseen structural issues

3. Materials

Unless otherwise agreed:

• The client is responsible for material costs
• Materials must be approved when applicable
• Delays caused by supply shortages are not the contractor’s responsibility

4. Payments

Accepted Payment Methods

Cash, Check, Zelle, Venmo

Payment Terms

• Deposits may be required before work begins
• Progress payments may apply depending on project size
• Final payment is due upon completion unless otherwise agreed

Payment Conditions

• Late payments may result in work suspension
• Work may pause until payment is received
• Returned payments or fees are the client’s responsibility

5. Deposits

Deposits secure scheduling, labor, and materials.

Unless otherwise stated in writing:

• Deposits become non-refundable once work begins or materials are ordered

6. Change Orders

Any changes to scope, materials, or design must be approved in writing.

Change orders may affect price, timeline, or materials.

Work may pause until approval is received.

7. Scheduling & Delays

All timelines are estimates only.

We are not responsible for delays caused by:

• Weather
• Material shortages
• Permit or inspection delays
• Client decisions or payment delays
• Unforeseen site conditions

8. Client Responsibilities

Clients agree to:

• Provide safe job site access
• Ensure clear work areas
• Make timely decisions
• Provide or allow necessary utilities
• Obtain permits unless otherwise agreed

9. Warranty

Warranty coverage (if any) is defined per project.

Warranty does not cover:

• Normal wear and tear
• Weather damage
• Misuse or neglect
• Work altered by others
• Pre-existing conditions

10. Limitation of Liability

SirisBuilds is not responsible for indirect, incidental, or consequential damages.

Liability is limited to the amount paid under the specific project agreement.

11. Work Suspension

We reserve the right to pause or stop work if:

• Payments are not made on time
• Site conditions are unsafe
• Scope is changed without approval
• Client materially breaches agreement

12. Termination

Either party may terminate in writing.

The client is responsible for payment of:

• Work completed
• Materials purchased
• Restocking or cancellation costs
• Committed labor or scheduling costs

13. Governing Law

These terms are governed by the laws of the State of Wisconsin.
